What are Building Regulations?

Building Regulations is Government Legislation that lays down standards for the construction of all types of building works. They cover all aspects of construction, including foundations, damp-proofing, the overall stability of the building, insulation, ventilation, drainage and means of escape in case of fire. Their aim is to protect the health and safety of people using the building. They also require adequate access and facilities for disabled persons as well as specifying measures to control energy consumption. These standards can be found in the approved documents. However, it must be remembered that they are not a control of quality. You should make your own separate supervisory arrangements in this respect, should you consider it necessary.

Do I Need Building Regulations?

In general most building work requires Building Regulation approval and includes,

  • The erection of a new building or re-erection of an existing building
  • Extension or alteration of a building Change of use of building
  • Internal alterations and fit out of a non-residential building
  • Installation, alteration or extension of a controlled service or fitting to a building
